This type of survey map is frequently required for title examination and/or mortgage purposes, and is often recommended by attorneys to determine the location of structures and/or improvements on or near property being purchased, the location of plottable easements or rights of way, and to confirm that no adjoining landowner is adversely occupying a portion of property being purchased. No one other than a licensed land surveyor is qualified to determine the exact location or extent of any such structures, improvements or occupation relative to the property boundaries. Note that staking of boundaries, while NOT automatically included when a survey is performed, can also be provided for an additional fee, if specifically requested by the client at the time the survey map is ordered.
Most municipalities require an up-to-date survey map when proposed changes and/or additions to improvements on a property are to be designed and permitted, and, upon completion of a project, an updated or "as-built" survey may be required to close out a permit. This type of survey may involve several steps, depending on municipal requirements.
Municipalities generally require detailed survey mapping when considering proposed changes to existing property boundaries or subdividing a parcel into two or more lots. Lot line change maps normally require a boundary survey of involved parcels, but no topography; depending on the municipality, subdivisions will likely require topographic and wetlands mapping in addition to the boundary survey, and may require supplemental survey work such as mapping of trees, utilities, etc.
Topographic surveys provide detailed information about the contours, elevations and significant physical features of the subject property. This type of mapping is usually required as a basis for site design and planning purposes, and usually requires that a boundary survey also be completed.
This type of mapping depicts the field-surveyed location of regulated wetlands boundaries as delineated (flagged) by an environmental consultant or municipal authority contracted by the client or design professional. Note that the land surveyor is not involved in confirming the validity or basis for determining the extent of any such wetlands as delineated.
